Sentiment What Is It What Does It Mean

Q: According to Reputations 2022 Property Management Report Findings and Rankings, review volume is up but sentiment is down. What does that mean for BH?

Kosior: It is the natural progression of what we have seen in the industry with occupancy and rental rates. At the end of 2021 and beginning of 2022, we saw high occupancy rates across the industrythe highest they have ever been. Increased rents go hand-in-hand with the increase in expectations of our renters. If prospects and residents are not seeing the increase in the value of the community, then they are going to have concerns and review sentiment goes down. For BH communities, negative sentiment is down 20% in 2022 compared to 2021.

Q: With the overall progression of sentiment being down across the industry, what does BH do with the received feedback?

Rehabilitation Of The Rayme/burton Building

Orleans Development Company, which is renowned for restoring historic buildings in Northern Kentuckys river cities, purchased the four-story, 137-year-old brick building that stands at the northwest corner of Sixth and Berry Streets in 2021 with plans to rehabilitate and restore the historic structure to its original luster.

The company plans to spend $1.8 million for the purchase and renovation the long-vacant building on Sixth Avenue in middle of the citys central business district into a high-quality, mixed-use building that will feature commercial space on the first floor and loft-style apartments on the upper floors. Construction is expected to start in 2022 and be completed in 2023.

When completed, the building will have 10 apartments in 13,500 square feet of space on the second, third, and fourth floors and 4,500 square feet of commercial space on the first floor. Ohio’s borders are within 500 miles of approximately 60 percent of the country’s population and infrastructure for manufacturing, making Dayton an ideal hub for manufacturers, suppliers, and shipping companies. Dayton also plays host to significant innovations in areas of industrial, aeronautical, and astronautical engineering, due in large part to the Wright-Patterson Air Force Base. With the decline of heavy manufacturing, Dayton’s business climate has shifted toward the insurance, legal, healthcare and government sectors.

Aside from defense and aerospace, healthcare accounts for a large part of Dayton’s economy. Hospitals in the Greater Dayton area employ nearly 32,000 people, with a yearly economic footprint of nearly $6.8 billion. Premier Health Partners, a network of hospitals, contributes over $2 billion a year to the area through employment and capital expenditures. Many hospitals in the area have been awarded by Forbes, U.S. News & World Report, and HealthGrades alike for clinical excellence.

The Turning Point For Bh

Q: Describe BHs partnership with Widewail.

Kosior: Being Widewails first multifamily client has allowed us to focus on our prospect and resident sentiment like never before. We were excited to explore partnerships outside of multifamily because we knew we couldnt keep using the same tools as others in the multifamily space and expect a different outcome. The tools we used in the past were all about reporting review data, but Widewail allows us to act on that data. It is also important to realize we should not solely rely on tools that are specific to multifamily, because renters dont think about their shopping experience for an apartment any differently than their shopping experience elsewhere. So why shouldnt we be looking at tools that touch on different industries, especially if they are best-in-class?

Q: How does Widewails approach to review engagement make BH a game changer in customer experience?

Portion Of Manhattan Boulevard Will Close Temporarily On Jan 24

Manhattan On The River Apartments - (2)

Manhattan Boulevard will be closed to through traffic, starting next Monday, Jan. 24, because of road construction on the street near the Manhattan Harbour Yacht Club and Marina. The map below shows where the road will be closed.

The construction work will start on Monday east of the Manhattan on the River apartment complex, so residents of those apartments and other homes on Manhattan Boulevard will still be able to access their residences from the Manhattan Boulevard entrance at OFallon Avenue.

Limited access will be available to the marina via Mary Engles Highway/Dodd Drive during construction. Signs will be posted this week warning motorists of this traffic obstruction.

The initial construction work on the street will be the removal and replacement of sewer and water lines that transverse it. After that work is finished, fill will be trucked to the site to build the foundation of the new roadway that will raise it above the 100-year flood zone.

This work will take place from just east of the Manhattan on the River apartments to Mary Ingles Highway and is expected to continue through the spring. Construction work improving the intersection of OFallon Avenue, Manhattan Boulevard, and Fifth Avenue also is expected to start this spring.

After this new section of Manhattan Boulevard is complete, the Berry Street Connector, which will connect Berry Street to Manhattan Boulevard, is scheduled to begin construction.
